The Step-by-Step Roadmap to delivering your smoothest Commercial Real Estate project yet…

    • Perform Preliminary Due Diligence to assess existing conditions and zoning requirements

    • Utilize Preliminary Due Diligence to request your Preliminary Site Plan (get the most of your Prelim Site Plan by bringing zoning and dimensional restrictions to the table at the time of the request)

    • Review your Letter of Intent (LOI) to make recommendations on schedule and delivery conditions

    • Request, populate the agenda for and present your project at a Pre-Application, or Pre-Submittal, Meeting with the Jurisdiction (you get to sit back and gather information without the stress of wondering which questions to ask!)

    • Process the information gathered through jurisdictional communication to outline a comprehensive playbook (your guide from contract effective to permit ready) for execution of your development project

    • Participate in discussions with Property Owners to negotiate adequate timing and scope (all backed up by our Due Diligence findings!)

    • Collaborate with you to finalize contract deal terms that minimize risk (aka: dead rent) and align with the project’s site-specific nuances

    • Solicit and qualify proposals from a variety of consultants and vendors, including site investigation and design professionals (you don’t have to lift a finger! we will bring you the proposals and fees to make the final decision and execute)

    • Host kickoff calls for production of Entitlements and Permitting deliverables (this is where deliverables, timelines and responsibilities are communicated)

    • Perform a thorough review of each discipline’s design drawings (Civil, Landscape, AMEPS) for cross-coordination, jurisdictional requirements and design standards (this is where we minimize the amount of comments from jurisdictional authorities, uphold consistent brand standards and make life easier for your Construction Professionals, saving you time and money!)

    • Work alongside your consultants to complete and assemble application packages (notifying you in advance of signatures and fees that are due to avoid any gaps between permit drawing completion and permit submittal)

    • Monitor the progress of Entitlements and Permitting against our forecasted schedule to ensure your timeline is maintained

    • Virtually or physically represent your project in front of approving bodies (Boards, Councils, Commissions and Committees) to secure Entitlements (Planning approvals such as Site Plan Reviews, Special/Conditional Use Permits, Variance Requests, etc.)

    • Communicate with Plan Reviewers to provide transparency of our intended goals and collaborate to accomplish them (add a human aspect to the permitting process to gain trust with the jurisdiction)

    • Ensure Construction Readiness (Have contract obligations been fulfilled? Has possession of the property been granted? Have Property Owner delivery conditions been met?)

    • Host a Page Flip Meeting amongst the Design and Construction Professionals to communicate design- and construction-related nuances (building customization, unique permit approval conditions, preconstruction obligations, inspection requirements)

    • Serve as a conduit between Construction Professionals and Jurisdictional Authorities when necessary

    • Partner with your Construction Professionals to process field changes that require post-permit addendum approvals

    • Assist, as necessary, with close-out documentation (inspection reports, letters, fees, business/occupational licenses, certificate of occupancy, etc.)
